Care apartments

Germans are getting older and older. This often means that they need care for longer periods of time. The need for living space that takes the needs of older people into account will increase significantly. With shared ownership of care apartments, you are investing in security and returns with a minimum of personal expenditure. The care home operator takes care of renting and all tasks related to the building. As an investor, you have a lease with them that usually runs for 20 to 30 years.

Advantages of nursing apartments at a glance

  • usually higher returns compared to traditional real estate

  • Long-term rental income through a 20-year lease agreement with the operator

  • preferential occupancy rights for family members

  • no tenant contact

  • no rental risk

  • no vacancy risk

With care apartments, you have the highest level of security in terms of rental income. The monthly rent paid by the operator is paid regardless of the actual occupancy. If a resident of a care apartment can no longer pay the costs to the operator, the social security funds take over.

And if you as the owner or someone in your family becomes in need of care, you have what is known as preferential occupancy rights. This means that you and your close relatives enjoy what is known as waiting priority in the event of a need for care and move to number 1 on the waiting list for the next available care place or other care offer.
